Getting the right tenants for your property
We believe that success starts and ends with finding the right tenants for your property. This is why we offer three fantastic packages for the landlord, from full management to let-only.
Premium Managed
This is our gold standard package in which our expert team at West Surrey Lettings fully manage your property or portfolio.
This Premium Managed package includes rental valuation, marketing, conducting viewings, collecting references, preparing the tenancy agreement, collecting deposits and rent, and ensuring all legal requirements are met. We also complete the inventory and schedule of condition with the tenant, as well as conducting property visits, reports and chasing any late payments.
When a tenancy ends, we ensure that the inventory and schedule of condition are checked, and deposits are returned.
This complete package takes the hassle out of being a landlord as our team manage this for you.
Rent Collection
This package is perfect for landlords who have more time to be hands on with managing their properties, but prefer to leave rent collection and tenancy renewals to our expert lettings team.
We perform a rental valuation, marketing and conduct viewings of your property. We also carry out reference and credit checks for potential tenants on your behalf. We will collect and hold tenant deposits in the approved Tenancy Deposit Scheme, with your money also protected by our Client Money Protection Scheme; part of the SafeAgent regulatory body.
Overall, we ensure that the process of tenants moving in and out of your property runs as smoothly as possible, and in accordance with renting and property regulations.
Tenant Find Service
This is the package that landlords opt for when they are looking for a ‘tenant find and introduction’ service, and are happy to manage their own properties. Again, as part of this service, we appraise your property for its current market rental potential, market the property and conduct viewings with prospective tenants.
We gather tenant references, as well as prepare the tenancy agreement. We will also collect the first month’s rent on your behalf.

Management Fees

Legal Regulations
As a landlord, there are a number of regulations, obligations and legal requirements that you must adhere to. The team at West Surrey Lettings can guide you in making sure your rental properties meet the necessary requirements such as:
Gas Safety Regulations 1994 – gas appliances, fittings, pipe work and installations in rented properties must be inspected annually by an approved contractor. An up-to-date ‘Landlords’ Gas Safety Certificate’ must be produced by the landlord or a letting agent acting on their behalf and shown to all tenants.
Fire and Furnishings (Safety) Regulations 1988 – for landlords renting furnished properties, any furnishings must comply with regulations relating to fire resistance, and carry the appropriate label. This regulation covers many of the furnishings and furniture found it a property, including garden furniture that made be used inside. Our team will help you determine whether furnishings comply with this law.
Electrical Equipment (Safety) Regulations 1994 – a landlord has a legal duty to ensure that all electrical devices meet with British Standards. This covers all mains voltage household electrical items including cabling, fuses and plugs. This is an annual check, similar to the gas safety check.
The Building Regulations 1991 and Carbon Monoxide Detectors – private sector landlords must have at least one smoke alarm fitted on every storey of a property, a ruling that came into force in England on 1st October 2015. Carbon monoxide alarms must also be fitted in every room that has a ‘solid fuel burning appliance’ such as a coal fire or a wood burning stove. As a landlord, you must also make sure these alarms are in working order at the start of a tenancy, a responsibility you can hand over to the expert lettings team at West Surrey Lettings.
Electrical Safety Standards in the Private Rented Sector 2020 – from June 2020, landlords must have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords have to provide a copy of the electrical safety report (EICR) to their tenants, and to their local authority if requested. Our team at West Surrey Lettings are happy to help you with arranging the EICR and further management.
